1. Acceptance of Terms

These Terms & Conditions ("Terms") govern your access to and use of STR Expense Tracker (the "Service"), operated by Gray Haus Tech ("we," "us," or "our"). By creating an account, clicking to accept these Terms, or using the Service, you agree to be bound by these Terms and by our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Service.

2. Eligibility & Account Responsibilities

You must be at least 18 years old and able to form a binding contract to use the Service. You are responsible for the accuracy of the information you provide, for maintaining the confidentiality of your login credentials, and for all activity that occurs under your account. Notify us promptly of any unauthorized use. You are responsible for the actions of any additional users you invite to your account.

3. Subscription Billing & Renewals

The Service is offered on a subscription basis. Current plans are the Host plan and the Portfolio plan, each available with monthly or annual billing. Prices are shown at signup and in your dashboard billing settings. By adding a payment method you authorize us and our payment processor (Stripe) to charge the applicable recurring fee. Subscriptions renew automatically at the end of each billing period at the then-current rate until canceled. We may change prices on prospective renewal terms with reasonable notice.

4. Additional-User Billing

The Portfolio plan supports additional user logins for co-hosts, partners, or bookkeepers. Each additional user beyond the included owner login is billed at the additional-user rate shown at signup and in your billing settings, added to your recurring charge. Adding or removing additional users may result in a prorated adjustment on your next invoice as calculated by our payment processor.

5. Free Trials, Cancellations & Refunds

New accounts may receive a free trial (currently 14 days, no credit card required to start). If you do not add a payment method before the trial ends, your dashboard access will be limited until you do. You may cancel at any time from the Stripe billing portal or by contacting support; cancellation stops future renewals and remains in effect through the end of the current paid period. Except where required by law, fees already paid are non-refundable and partial periods are not refunded.

6. Acceptable Use

You agree not to misuse the Service. You will not: (a) access data that does not belong to your account; (b) attempt to probe, scan, or breach security or authentication measures; (c) upload malware or unlawful content; (d) use the Service to violate any law or third-party right; or (e) resell or provide the Service to third parties except through the account features we provide. We may suspend or limit accounts that violate this section.

7. User-Provided Financial Information

You are solely responsible for the financial data you enter or import, including income, expenses, receipts, categories, and property records. The Service organizes and totals the records you provide; it does not verify their accuracy or completeness. You should retain your own copies of source documents.

8. Gmail & Third-Party Integrations

The Service may offer optional integrations with third-party services, including Google/Gmail for importing receipts and Stripe for payments. When you connect a third-party service you authorize the exchange of the data necessary to provide that feature, subject to that provider's terms and privacy policy. We request the minimum permissions necessary. We will never ask for your Gmail password; any Gmail connection is made through Google's official OAuth authorization screen, and you can disconnect it at any time. We are not responsible for third-party services.

9. Accuracy of Reports

Reports, including Profit & Loss reports, are generated deterministically from the records in your account for the date range and properties you select. Totals are only as accurate as the underlying data. Reports are provided for management and recordkeeping purposes and may require review and adjustment by you or your accountant before use.

11. Affiliated-Marketing Disclosure

By creating an account or using the platform, you acknowledge that your account, contact, and business information may be shared with Gray Haus Tech and its affiliated companies to provide related services and communicate relevant affiliated offers. Gmail credentials, complete payment-card information, receipt images, and transaction-level financial records are not shared for affiliated marketing purposes. Users may opt out of marketing communications at any time by using the unsubscribe link in any marketing message or by contacting support@strexpensetracker.com. See our Privacy Policy for details.

12. Intellectual Property

The Service, including its software, design, and content (excluding your data), is owned by Gray Haus Tech and its licensors and is protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable, revocable license to use the Service for its intended purpose while your account is active. You retain ownership of the data you submit and grant us a license to host and process it to operate the Service.

13. Service Availability

We aim to keep the Service available but do not guarantee uninterrupted or error-free operation. The Service may be unavailable for maintenance, updates, or reasons beyond our control. We may modify or discontinue features over time.

14. Termination

You may stop using the Service and cancel your subscription at any time. We may suspend or terminate your access if you violate these Terms, fail to pay, or if required by law. On termination, your right to use the Service ends. We may retain and delete data in accordance with our Privacy Policy and applicable law.

15. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will meet your requirements or that reports will be error-free or suitable for tax or accounting filings.

16. Limitation of Liability

To the maximum extent permitted by law, Gray Haus Tech and its affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising from your use of the Service. Our total liability for any claim relating to the Service will not exceed the amount you paid us for the Service in the twelve (12) months before the event giving rise to the claim.

17. Indemnification

You agree to indemnify and hold harmless Gray Haus Tech, its affiliates, and their officers, employees, and agents from any claims, damages, liabilities, and expenses (including reasonable legal fees) arising out of your use of the Service, your data, or your violation of these Terms or any law or third-party right.

18. Governing Law

These Terms are governed by the laws of the State of South Carolina, United States, without regard to its conflict-of-laws rules. You agree to the exclusive jurisdiction of the state and federal courts located in South Carolina for any dispute not subject to arbitration, to the extent permitted by law. (Confirm the governing-law jurisdiction with counsel before launch.)

19. Changes to the Terms

We may update these Terms from time to time. When we make material changes we will update the effective date above and, where appropriate, notify you. Your continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
